Qingjian JadeScape: Smart Condo with Apartments for Seniors

Qingjian unveiled the fully smart condominium development with 1,206 apartments, and 63 one-bedroom units for seniors. The development will also feature a smart estate management system. Prices below.

In addition to smart home devices previously not included in its residential developments, Qinjian boasts that JadeScape will be the first to adopt a Smart Estate Management System, with intelligent estate monitoring embedded throughout the development.

Price-wise, Yen Chong shared that 1-bedroom units (527 sq ft) will start from S$838k, 2-bedroom units (646 to 775 sq ft) from S$988k, and 3-bedroom units (904 to 1,152 sq ft) from S$1.38 million. The prices for the 4- and 5-bedroom apartments, as well as the penthouses, have not been determined yet.

In a bold move, the en bloc redevelopment will include 63 one-bedroom apartments, in three stacks, for senior residents.

These apartments offer additional assistive fixtures designed to help aged occupants enjoy active aging through greater independence and self-reliance.

These physical fixtures in these “Gold Standard” apartments include ramps to prevent tripping, wall rails and shower seats for additional support, and non-slip toilet tiles.

There will also be tilted mirrors (slightly downwards), kitchen cabinets with see-through glass panels to remind dementia patients of cabinet contents, and handles to lower clothes in wardrobes and dishes in kitchen cabinets.

Interview with Yen Chong

Speaking with Yen Chong, Dy GM, Qingjian Realty (S Pacific) Group, I was impressed by the comprehensive smart solutions, in terms of hardware, services and attention to detail on integrating the IoT sensing to follow-up workflows in terms of everyday needs such as courier deliveries, as well as seamless responses to contingencies such as intrusions and fire alerts.

Chong related how Qingjian first began offering smart solutions within their apartments at a time when other developers had not seen the value in smart homes.

The developer then went on to extend their smart solutions to outside of the apartments.

She noted that, today, smart homes has become a standard feature offered by many developers.

For Qingjian, she has moved ahead with a smart estate management system for the the management of the common property and condo services for JadeScape.

On the 63 “Gold Standard” apartments for active agers, Chong shared that since it was something new, Qingjian will observe what are the services that the seniors prefer, such as health screening and medical services, and improve their offerings accordingly.

Pioneer of Smart Homes in Singapore

This is not the first smart home condominium project that Qingjian is developing.

These smart-homes developments are underpinned by the company’s hiLife platform which digitises traditional condo services such as booking of facilities, payment of maintenance bills, digital locks, as well as directory of maintenance services such as air-condition servicing, plumbing, home repair and cleaning services.

Some of these are included as part of the basic package that comes with the apartment, while others, such as health concierge services and other services are on an opt-in basis for a resident who pays for whatever additional services is required.
